Wholesaling is actually a very simple concept of looking for old-stinky-houses, lots, condominiums, and other real estate properties on SALE. Then the secret is to be in the middle. You as the real estate investor becomes as the middle man investor. Then, you resell that property to a renovator or sometimes to an end buyer.
Renovator? What the heck is that?
A renovator is someone who has the ability, capacity (financially and logistically), and resources to renovate old-stinky-houses. After the renovator fixes the house, he then resells the house for a higher profit. Or sometimes the renovators exit strategy is to rent-out the property for a monthly cash flow income.
So as the wholesaler, your first job is not to look for the old-stinky-houses but to look for a ready cash-buyer renovator. Once you’ve found that renovator, looking for the properties is relatively easier.
Based on experience, wholesaling real estate deals is one of the best ways to make extra income on real estate. And also it is one of the fastest ways to earn as well.
Note that being a wholesaler as well, you don’t get as much income as the renovator, yet you are the one with the least risk. Why? Because you are in the middle.
You don’t spend so much money (only on phone calls, and hard work). You only have the earnest money to get back. So the risk really is passed on the renovator and the seller.
